How many properties does IPM currently have under management?

We have almost 500 units currently under management

How many actual managers does IPM have? What’s ratio of property managers to # of managed homes?

Our structure allows for optimal management with fewer PM’s. At this time, we are estimating 800-1000 units will require an additional PM. We currently have 2 licensed agents – 1 of which is the PM.

Does IPM manage multi family or just single family?

We currently manage both single family and multifamily properties. Our current portfolio is split between MF & SF properties.

How long has IPM been in business?

We have been in business for a little over a year. Though the experience of the team and the owners of IPM well exceed 20 years combined PM, more than 30 combined in real estate.

Which specific property management services does IPM offer?

We offer full asset management services including rent collection, resident placement, property growth strategies, financial tracking/reporting (including end of year), eviction processing, collections, and other tasks included with our Agreements.

What areas does IPM manage properties in?

We manage in the Greater Dayton area. Have properties from Northern Cincinnati through Butler County – clear north to Enon/Troy/Huber Heights. We would be interested in expanding depending on portfolio and location.

What are the monthly management fees? Are there lease renewal fees? Vacancy fees? Miscellaneous fees? What time of month are monies ACH’d into owner’s accounts?

Management fees are 10% of gross rents collected. Renewal are $50.00 flat. No fees for vacancy. There is a 10% oversight fee for turns. All moneys are transferred to the client (owners) on or before the 10th of the month, as long as rents have cleared all accounts.

What type of marketing is done to find tenants?

We use a marketing service called Show Mojo to syndicate listings across the web to various rental sites - including Zillow, Hotpads, Trulia, Apartments.com, and so much more. Show Mojo has an easy to use self-showing scheduler that is monitored closely by our staff. All potential applicants go through a pre-screening process prior to scheduling a showing. Current listing timeline is 9 days on average from the date marketed to lease signing.

Are there team members on IPM that specialize in particular roles? Leasing? Maintenance and Repairs? Turning over properties? Legal/Notices/Evictions?

We have several personnel that are leaders in their specific roles, including: a leasing assistant, field coordinator, maintenance coordinator, resident relations manager, finance assistant, client & finance manager.

Is IPM licensed and insured? How much insurance?

We are licensed and insured – and carry the state recommended coverage for our operation.
